Development Finance

Development funding is very specialist, with a strong emphasis on track record and relationships. Traditional lenders dominate the market for senior debt with criteria varying on a project-by-project basis. Banks typically lend at a ratio of 65 per cent loan-to-cost (LTC) or 50 per cent of gross development value. More recently, alternative lending platforms and debt funds have emerged with a more flexible approach for speculative schemes offering leverage of up to 90 per cent LTC. SPF has unrivalled access to senior debt, mezzanine and equity finance with deals ranging from £1m to £100m.

Development Finance

A fee of up to 1% of the loan amount is payable. For example, if we arrange a loan of £100,000 the fee could be £1,000. The exact fee charged will depend on the amount of work undertaken.
