Funding for commercial investment requires rigorous analysis of the property, tenant profile and lease terms. The lending market is strong and diverse, with a range of building societies, high-street banks and insurance companies funding the majority of straightforward deals. SPF’s commercial mortgage brokers also have access to more specialist debt funds and overseas banks with an appetite for higher leverage and more complicated structures. Our typical deal size ranges from £5m to £100m and we cover a full range of property sectors including retail, office, leisure and industrial.

A fee of up to 1% of the loan amount is payable. For example, if we arrange a loan of £100,000 the fee could be £1,000. The exact fee charged will depend on the amount of work undertaken.
